Why Beacon Hill houses fail the way they do
Beacon Hill rises over 350 feet above sea level along a north-south ridge between downtown and the Rainier Valley, offering sweeping views of Elliott Bay and the Cascades. That elevation delivers some of Seattle's strongest wind exposure — westerly gusts off the Duwamish Valley drive rain horizontally into siding, while rapid temperature swings from sun to shade punish exterior trim and corner boards.
The housing stock is remarkably diverse: mid-century ramblers from the 1940s-60s dominate the streets along Beacon Avenue South and 15th Avenue South, while the blocks near the light rail station feature 2000s-2010s townhomes and modern infill. Older homes often carry T1-11 plywood panels or original cedar lap siding; newer construction relies on fiber cement panels and engineered trim.
On the older stock along Beacon Avenue South and 15th Avenue South, the material is usually T1-11 plywood panel or original cedar lap. T1-11 fails from the bottom up: the base course wicks water off the grade, the plies delaminate, and the grooves channel it sideways. We cut the failed panel out at a sound joint rather than face-nailing a patch over it, because a patch on T1-11 telegraphs through the paint within a year.
On the newer construction near the light rail station the problem is thermal rather than structural. Rapid swings from full sun to shade on this ridge work the fiber cement against its fasteners, so cracks start at corners and at the edges of openings, and caulk joints let go long before the panel does. Those repairs are about correct fastening and joint treatment, not more sealant.

Homes on the western slope of Beacon Hill face directly into winter storm tracks coming off Puget Sound and the Duwamish. Wind-driven rain penetrates lap siding joints, overwhelms inadequate flashing, and saturates sheathing on these elevations. We routinely find severe rot behind visually intact siding on west-facing walls, particularly around windows and at the base of the wall where splash-back compounds the problem.

T1-11 Plywood Panel Rot at Base Courses
Many Beacon Hill ramblers wear T1-11 plywood siding installed in the 1960s and 70s. The grooved panels look solid until you probe the bottom two feet — ground moisture and poor site drainage cause the plywood to delaminate and rot from the base up. Once T1-11 begins to fail, it cannot be patched; full panel replacement is required, and we often find rotted rim joists and sill plates underneath.

Fiber Cement Cracking Near Corners
Newer townhomes on Beacon Hill use James Hardie and similar fiber cement panels, which perform well in Seattle's climate — except at exposed building corners where wind load is highest. Inadequate fastening or improper joint detailing allows panels to flex and crack near corners and at upper-story elevations. These cracks admit water behind the siding, soaking the OSB sheathing before the damage becomes visible from outside.

Failed Caulk Joints from Thermal Cycling
Beacon Hill's hilltop position means walls cycle rapidly between full sun and deep shade, expanding and contracting trim and corner boards throughout the day. Caulk joints at trim-to-siding interfaces fail prematurely under this thermal stress, opening pathways for water to run behind corner boards and window casings. The problem is worst on south-facing walls where UV accelerates caulk breakdown.
