Homes built close to property lines with minimal setbacks mean north-facing walls can receive only 2-3 hours of direct sun even in summer, and closely spaced buildings trap moisture and limit air circulation. The U-District housing stock is predominantly 1920s-1940s construction: Craftsman bungalows with decorative trim and cedar siding near campus, Colonial Revival homes with prominent corner pilasters along residential streets, and Tudor Revival homes with half-timbering scattered throughout. Post-war apartment conversions and multi-unit buildings from the 1950s-1970s fill in higher-density blocks. The construction quality and age are identical—the rot pattern is purely environmental. For rental properties with budget constraints, phasing is absolutely viable. Address the worst elevation first—typically the north wall in urban shade—then tackle additional sides as cash flow allows.
