Historic homes feature extensive trim work, wood shingle details, and complex roof geometries--after 90-120 years of exposure to Magnolia's weather extremes, many show significant deterioration in original wood windows, porch columns, rafter tails, and decorative trim elements. Mid-century development brought homes with large windows and horizontal lines designed to maximize Magnolia's spectacular views, often meaning expansive glass on west and south elevations precisely where wind-driven rain exposure is most severe. Contemporary construction tends toward high-end custom homes with premium materials, sophisticated designs, and architectural features that require meticulous detailing to perform in Magnolia's extreme coastal exposure.
Wind-driven rain changes the whole repair. Water arriving horizontally gets under laps, behind butt joints, and around window openings from the side, so the fix is as much about the joint detail as the board. On an exposed bluff elevation we flash the joints, seal every cut end, and use fastening rated for the exposure rather than what was there before.
Salt is the second front. Corroded fasteners bleed through the finish and lose their grip, and flashing that was fine inland gives up early out here. When we open a Magnolia wall we look at the metal as hard as the wood, because new siding hung on corroded fixings and tired flashing is a repair with a short life.
