The ridge top faces direct wind-driven rain from prevailing southwest weather systems, while the eastern slope toward Woodland Park experiences morning shade from the ridge itself. The western slope toward Greenwood receives year-round westerly winds that accelerate paint failure and drive moisture into siding gaps. Properties on the ridge experience orographic lift that squeezes 5-10% more precipitation from weather systems compared to lower elevations.

Phinney Ridge developed primarily between 1905 and 1940, creating an exceptional concentration of Craftsman bungalows and Tudor Revival homes. The Craftsman stock features low-pitched roofs with wide overhanging eaves, exposed rafter tails, extensive decorative trim, and original cedar lap siding. Tudor Revival homes—particularly prevalent here compared to other Seattle neighborhoods—showcase decorative half-timbering, steeply pitched roofs with multiple gables, and complex trim assemblies. Many homes are now 80-115 years old with original wood components reaching end-of-life.

On the western slope the repair is about gaps. Wind pressure pushes water into any opening in the wall — lap joints, corner miters, the sides of openings — so a board that looks fine can be wet behind. We seal and flash the joints on that elevation as part of the repair rather than treating it as a straight material swap.

The Tudor Revival stock, which is unusually concentrated on this ridge, brings its own failure: applied half-timbering with horizontal top edges that hold water, and complex gable valleys that dump it in concentrated streams. Where the half-timbering is hiding a wet wall we say so before we quote the siding, because those two repairs cannot sensibly be separated.
